Terms & Conditions
By requesting a quote, approving an estimate, or engaging services from Thrasher Property Management LLC, you agree to the following terms and conditions.
Estimates & Scope of Work
All estimates are provided in writing and reflect the cost of materials, equipment and labor. Estimates are based on the scope of work described at the time of request and materials needed for that project. These totals are subject to change if site conditions or project requirements differ from those originally represented.
Deposit Requirement
A 50% deposit is required on all large scale field service projects upon written estimate approval before any work is scheduled. Work will not begin and materials will not be ordered until the deposit has been received. For major construction and land improvement projects, the deposit covers the cost of materials procurement and scheduling.
Final Payment
The remaining balance is due in full upon project completion. Payment is expected at the time of project sign-off unless a separate written payment arrangement has been agreed upon in advance.
Payment Methods
Thrasher Property Management LLC currently accepts cash, check, and electronic payment including Venmo, ACH bank transfer, and credit or debit card. Returned checks are subject to a $35.00 returned check fee.
Minimum Service Charge
The quarter-day rate of $150.00 is the minimum charge for all handyman and general repair service calls, regardless of time spent on-site, unless the written estimate for your specific project states otherwise.
Travel & Mileage
Field services performed within 30 miles of Dora, AL 35062 are performed with no travel charge. Service calls beyond 30 miles are subject to a mileage fee of $1.00 per mile, measured one way from our shop. Mileage fees are waived on any bundled service appointment.
Housekeeping services performed within an hour travel of Hanceville, AL 35077 are performed with no travel charge. Houskeeping services beyond 1 hour travel time are subject to a mileage fee of $1.00 per mile, measured one way from our shop. Mileage fees are waived on any bundled service appointment.
Cancellations & Scheduling
A minimum of 24 hours notice is required to cancel or reschedule a service appointment. Cancellations made with less than 24 hours notice may be subject to a $75.00 scheduling fee. No-shows without notice will be charged the full minimum service fee.
Right to Refuse Service
Thrasher Property Management LLC reserves the right to decline, postpone, or discontinue services at any time if site conditions are deemed unsafe, the scope of work changes materially from the original estimate, or payment obligations are not met.
Limitation of Liability
Thrasher Property Management LLC is not responsible for pre-existing conditions, concealed defects, or damage discovered during the course of work that was not visible or disclosed at the time of the estimate. Our liability is limited to the value of services rendered under the approved written estimate.

All approved estimates constitute a binding service agreement between the client and Thrasher Property Management LLC.
Licensing & Insurance
Thrasher Property Management LLC is a licensed and insured limited liability company registered in the State of Alabama. General liability insurance is maintained for all services operations. Certificate of insurance is available upon request.
